A derelict pub and its carpark, acquired with a clear planning led strategy. We took the site through planning and secured consent for an 11 bedroom HMO across the upper floors, with a tap room retained at ground level.

Once the consent was in place the value was created. The scheme was sold on with the planning and the strategy fully in place, a clean example of planning gain on a distressed commercial asset.

The carpark within the same boundary carries further development potential for the incoming owner.
